Investment Focus

Building a Portfolio That Makes Money and Makes Sense

I invest in real estate and small businesses with one primary goal: building long-term financial value.

Community impact matters to me. So does ownership. But let’s be honest, the investment still needs to make money.

My real estate focus is primarily in Beloit and Southern Wisconsin. For the right business opportunity, I am open to looking regionally or nationally.

What I Bring

I bring more than money.

My background includes business strategy, marketing, sales, operations, systems, business development, entrepreneurship, nonprofit leadership, and community-based economic development.

I also bring a strong network of professionals, founders, advisors, lenders, service providers, and community partners.

Most importantly, I bring the ability to look at a business, identify what is not working, and help build the structure needed to move it forward.

It’s The Simple Things That Lead To Growth

My goal is to raise other entrepreneurs and small business owners up by creating better thoughts and empowering them to not just ask a question but the ones that get tangible life-changing results.

Real Estate Investments

My goal is to build a strong portfolio of 10 to 15 residential properties or units, primarily through buying, renovating, and holding undervalued properties.

I am especially interested in:

  • Distressed or overlooked residential properties

  • Single-family homes

  • Duplexes and small multifamily properties

  • Properties with strong rental potential

  • Homes that need substantial renovation

  • Select opportunities with resale or flip potential

I am not looking to collect properties just for the sake of saying I own them.

I am interested in investments that can be improved, operated well, and held as part of a stable, profitable rental portfolio.

Small Business Investments

I am also interested in working with small businesses at different stages of growth, including:

  • Founders working to get a business off the ground

  • Early-stage businesses beginning to generate sales

  • Established businesses that have stalled or need stronger direction

  • Profitable companies with clear room to grow

  • Owners looking for a strategic partner, investor, or eventual transition

I love a good service business, especially one that solves a clear problem and has the potential to become a reliable, well-run operation.

I am open to different deal structures depending on the opportunity.

That may include equity, ownership, revenue sharing, direct investment, strategic partnership, or a full acquisition.

My Investment Approach

Every opportunity is different, so I do not use a rigid checklist or force every deal into the same structure.

I look at the founder, the financials, the opportunity, the risk, and whether I can add meaningful value.

Sometimes that may mean investing capital. Sometimes it may mean becoming an owner or operating partner. Other times, it may simply mean recognizing that the opportunity is not the right fit.

I would rather make fewer smart investments than chase every shiny object that lands in my inbox.

What I Look For

I am most interested in opportunities with:

  • A strong and coachable founder/owner who is willing to make decisions and accept support

  • Existing profitability or a realistic path to it

  • Clear customer demand

  • Strong growth potential

  • A service or product people genuinely need

  • Honest financial records

I am not interested in AI companies, apps, software platforms, or tech startups.

I am also unlikely to pursue opportunities involving unclear financials, excessive debt, legal issues, no proven demand, or owners who want capital without accountability.
